You may be asked for some or all of this documentation during the application process. If you apply online or over the phone, you may fax or mail these documents. Because your loan may not require every document listed below, or may require documents that are not currently listed, this is not a firm list for every loan. You'll receive a specific list of documents we require to close your loan.


Pay stubs for the last 30 days, and W-2 forms for the last two years, and Signed completed tax returns for the past two years, including personal, partnership and corporate if applicable and all schedules

Divorce Decree/Child support/"alimony-friend of the court" signed court orders. Proof of receipt in the form of bank statements may also be required.

Awards letter for Social Security, and 1099 for disability income

Bank statements for the last three months, including savings, checking and investment accounts; Stock and securities account statements for the last three months

HUD settlement statement if using funds from the sale of property

Sale of asset - proof of ownership, proof of sale and proof of funds transfer (This includes the three jet skis and trailer you sold to buy your first house . . . I'll ask for bill of sale and I'll want you to show me the specific deposit for whatever you sacrificed for this purchase.)

Real Estate contract for a purchase, including legal property descriptions and any addendum

Letter of Explanation for any credit discrepancies
